Cowgirl Magazine Features Elk Ridge Lodge Big Sky Cabin

Cowgirl Magazine’s latest issue features the Elk Ridge Lodge built by Teton Heritage Builders.  This classic Big Sky cabin is an iconic mountain getaway nestled beneath Lone Peak and a stone’s throw from Big Sky Resort.

This timber frame cabin was designed by Centre Sky Architecture and features enormous log supports from floor to ceiling in the great room.  Interior design work was done by Carol Sisson Designs which captures the essence of the Montana lifestyle while keeping spaces comfortable and aesthetically pleasing.  This heirloom home boasts reclaimed timbers throughout and custom metal work details along with unique woodwork trim.

When you experience this home firsthand it takes little time to understand why it has been published six times.  This Big Sky cabin was published in the Robb Report, the Big Sky Journal, the Dream Home Showcase, Ralph Kylloe’s Rustic Living book, Timber Home Living, and Cowgirl Magazine.

We couldn’t be more proud of the outcome of this gorgeous home and all of our partners that made it a reality.  Teton Heritage Builders looks forward to emulating this home in many more incarnations across the Northern Rockies.

Jackson Hole Real Estate Summary

The following Jackson Hole real estate summary for last year was published by our esteemed colleague Ed Liebzeit at Jackson Hole Sotheby’s International Realty.  The pulse of the market in the Tetons is undoubtedly getting faster, and Mr. Liebzeit makes a very compelling argument for investing in Teton County real estate.  With so much growth in the market this last year it is time to pick up the phone and start making moves towards getting your own slice of the Tetons for that retreat house or permanent family home.

The momentum of the third quarter of 2012 carried into the fourth quarter and December real estate activity was exceptionally strong. We had building strength of the business but the uncertainty of tax increases with the looming fiscal cliff and other state (e.g. California) tax hikes had people wanting to complete closings by the end of 2012. The result was strongly increased volume, up 152% versus December 2011. In fact, December volume was the largest volume month since 2004.

Average sales price in December jumped to $2,249,800 from $1,558,200 last year. Total transactions for the month were 75% greater than in 2011.

These strong December results completed an impressive fourth quarter with transactions up 43.7% and volume up a whopping 98% compared to last year. Transactions and volume were up in all areas of the Valley and in all categories—condos, single family homes, vacant land and commercial.

Fourth quarter strength is further shown with average sales prices up 37.8% versus 2011 and median prices of single family homes up 46.3% and condos up 30.1%.

2012 was a year of strong growth in the Jackson Hole real estate market across all fronts. Total year volume was very robust, significantly exceeding volume of the past several years including the 2008-2011 period. Overall 2012 dollar volume was up 52.1% compared to 2011 and transactions were 25% greater.

All areas in Jackson Hole experienced solid volume growth in 2012 as well as in all real estate categories. Transactions were also up in all categories and areas except Teton Village. Although volume sold in Teton Village was up 86.6%, transactions were down modestly which seems to be a reflection of lower inventory and the reduction of distressed properties.

Average sales prices climbed in 2012, up 21.6% to $1,386,600 for the entire Jackson Hole market. Several commercial sales in Teton Village contributed to this substantial increase. However, median sale prices for residential and vacant land were only slightly changed from 2011.

Although days on market is higher by 12.7%, total inventory is down as of the end of 2012. In fact, inventory in the under $850,000 price range declined 20% versus last year and overall, there were far fewer properties available than we have seen since early 2009.

Teton Heritage Builders took the Atelier One architectural design and completed the Solitude Residence timber frame cabin in 1998.  It was one of our first projects in what was to become a very diverse building portfolio.  This Jackson Hole cabin is the ultimate family getaway designed with large gatherings in mind.  The traditional interior design is a perfect compliment to the rustic timber frame style.

The Solitude Residence is defines the quality construction that we at Teton Heritage Builders deliver in every project.  Timeless craftsmanship with the utmost attention to details is our mantra on every job.  We pour over all of the fine details to ensure that the homes we deliver to clients meet or exceed every expectation.  Our Jackson Hole cabins are just one facet of the work we are known for in the Northern Rockies.

Teton Heritage Builders has completed many residential properties in Montana and Wyoming over the last 16 years.  We are also very skilled at commercial construction projects such as banks, hotels and business buildings.  There is nothing our team of professional builders can’t handle.  And we are willing to put our reputations on the line with every new project that comes through our door.

Big Sky Real Estate Market is Rising

Big Sky real estate market gains momentum

The Big Sky real estate market is bouncing back.  Big Sky Weekly editor Joseph O’Connor succinctly reported that the “growth on the national housing market [is[ reflecting a local trend in Big Sky and the greater Gallatin Valley.”  Interviewing many longstanding members of the Big Sky real estate world, builders, and materials vendors, O’Connor gets a full perspective on just how good the the growth of the real estate market really is.

In the Yellowstone Club sales are up 30 percent.  The Gallatin Association of Realtors reports a 31 percent increase in home sales by the third quarter over last year’s report.  Simkins-Hallin ( a local building supplier) is reporting a slight improvement in the market since last year.  And even architect Jamie Daugaard of Centre Sky Architecture is closing 50 – 60% of inquiring clients this year as opposed to only 10% in 2010.

There is evidence that the Bakken oil fields are contributing to the increase in the real estate market.  Many tradesmen are now commuting between the Gallatin Valley and North Dakota to increase their incomes and are investing in the Big Sky real estate market.  This is a win-win for everyone since the downturn in the building market in 2008.

While homeowners are ratcheting back their new home designs to reflect a more conservative outlook on the overall economy, they are now investing in real estate with more confidence.  This is a great indicator of the real estate growth that is gaining momentum.  We anticipate this growth to continue steadily not just in Big Sky, but across the country.

Teton Heritage Builders’ Lost Creek Cabin was featured as one of the 20 Coziest Bedrooms on Houzz.  We are proud to be recognized for superior construction as well as the log cabin interior design that is so iconic in the Rocky Mountains.

The Lost Creek Cabin, built in Jackson Hole, WY, was designed by John Kjos of Ellis Nunn and Associates.  Modeled after the famous Madison Ranger Station in Yellowstone National Park, this rustic log cabin in the Tetons is a perfect place to escape the fast pace of everyday life.

Houzz writer Becky Harris waded through thousands of bedrooms on Houzz and narrowed down the list to only 20 of the best.  We couldn’t be more excited to have made the list.  Beyond the mountain rustic feel of the Lost Creek Cabin there are rooms ranging in style from farmhouse and Cape Cod style to woodsy and kitchen rooms.
